Takeover Hurks prefab division to realise international growth

EINDHOVEN - Investment companies HB Capital and Opportunity Partners have taken over the industrial construction components division (€120 million turnover, 360 employees) of the Hurks group. The division is a global leader and trendsetter in prefab elements for residential tower blocks and utility buildings. The company will now be able to grow even faster at national and international level; independently and under its own name.

Hurks hands over ‘De Spakler’ to Amvest

On Thursday 6 July, Hurks handed over the very first energy neutral residential tower block in the Netherlands to Amvest. ‘De Spakler’ is located in the new Amstelkwartier residential district in Amsterdam. The 73 metre-high building at the Spaklerweg was previously known as @Home Amstelkwartier and has an energy performance coefficient (EPC) of zero. The high-rise section was primarily built using prefab concrete elements. This is one of the reasons why construction time amounted to just 19 months.

Leidsche Rijn Centrum celebrates highest point

Hurks builds 191 holiday homes at Safari park Beekse Bergen

Under assignment from Libéma, Hurks will be building 191 holiday homes at Safari park Beekse Bergen in Hilvarenbeek. The park is investing €100 million in a new resort at the existing recreation complex. A total of 425 holiday homes will be built in the heart of the safari park, in the shape of lodges, safari tents and tree huts, and Hurks will be realising the first phase. Activities will start in mid-June.

Positive result after three years of headwinds

In 2016, Hurks group achieved a consolidated operating revenue of 291 million euros (net revenue 315 million). The consolidated operating result came to a tidy profit of nearly 13 million euros in contrast to a loss of € 4.6 million euros in 2015. We are once more counting on a substantial result for 2017. This expectation is partly based on a well-stocked order book and the effects of the restructuring announced in 2016. On 17 January 2017, Hurks building celebrated reaching the highest point of the @Home Amstelkwartier. The company did this together with project initiators Lingotto, APF International, Hurks real-estate development, investor Amvest and architect Mecanoo. @Home Amstelkwartier is located in a new city area (bearing the same name) near the River Amstel and is the first energy-neutral residential tower block in the Netherlands. Hurks-Van Wijnen development and construction consortium kicks-off in station area

At the end of 2016, the Hurks-Van Wijnen consortium was officially given the green light to start construction activities for the Lorentz project. This is the first project to be realised as part of large-scale redevelopment in Leiden's station area. The project is being built on the former ‘Gat van Putte’ site, next to Station Leiden Centraal, and features offices, homes, shops, a car park and underground bike storage facilities. Preparation activities started on 9 January 2017 and construction is expected to start this February.

Start new-build RIVM and CBG in early 2017

The Strukton/Hurks/Heijmans consortium (SHH) has set out a range of measures so the design of the new building for the Dutch National Institute for Public Health and the Environment (RIVM) and the Medicines Evaluation Board (CBG) complies with vibration requirements for laboratory settings. These measures have now been evaluated and incorporated into the design. And the commencement certificate (AC) was issued by the Central Government Real Estate Agency on 16 January 2017. Construction activities are expected to start in the spring of 2017.

On Saturday 26 November 2016, sales activities for Klein Kadoelen will be starting at Undercurrent, which is located on the creative NDSM site at Papaverweg 265 in Amsterdam. This is a new-build development featuring 48 land-bound houses, and will be realised by Hurks bouw near the Landsmeerderdijk at the former Kiekensterrein in Amsterdam Noord. And there is a lot of interest, with 650 potential buyers registering their interest even before the homes went on sale.

Hurks and Kuijpers start constructing energy-neutral PULSE new housing for TU Delft

Hurks and technical services provider Kuijpers this week started construction activities for the PULSE building at the Delft University of Technology. This inter-faculty teaching centre further expands education capacity at the university. The direct current network is a unique feature of the new housing and will support the transition to ‘smart grids’ in the future. Ector Hoogstad Architecten designed the energy-neutral building, which is expected to be handed over by the Hurks-Kuijpers construction consortium in mid-2017.

Hurks and William Bontes part on good terms

After careful and constructive talks between William Bontes and the Supervisory Board at the Hurks group, a decision was made to terminate the working relationship. This decision can be attributed differences of opinion concerning the intended strategy and policy. William Bontes will step down from his role as CEO of the Hurks group with immediate effect. The Supervisory Board would like to thank William Bontes for his efforts.

Celebratory first pole for Bastion Hotel Waalre

The first pole for the Bastion Hotel Waalre was driven at Park Diepenvoorde. This milestone will be celebrated for the last vacant building plot at Park Diepenvoorde: the office park fully developed and realised by Hurks. This is the second hotel that Hurks is realising for the Bastion Group and will conclude the Park Diepenvoorde project once it is completed Hurks expects the hotel to be handed over to the Bastion Group in September 2017.

74 owner-occupied apartments at Kanaleneiland on sale

After a very successful pre-sale period from 23 July to 25 August 2016, Hurks started to sell the 74 owner-occupied apartments at Kanaleneiland Noord Noord (KENN) in Utrecht on Saturday 3 September. The apartments in question are part of an existing apartment building which has been thoroughly renovated. Since the start of the sales period, where model homes could be viewed, 59 apartments have been reserved and 15 are under option, which means all homes are now off the market. This is a fantastic achievement.

Hurks group 2015 results

Hurks group achieved a consolidated revenue of 240 million euro in 2015. The operational result shows a loss of 4.6 million, which is attributable to - amongst other things - a knock-on effect from the public transport terminal in Breda and Imtech's bankruptcy on one of our projects.

OV-Terminal Breda handed over

The construction zone for OV-Terminal Breda was handed over to ProRail today by the Ballast Nedam – Hurks construction consortium. Commissioned by the Municipality of Breda, NS and Prorail have realised an ultramodern, high-quality transport junction as well as residential and shopping space. Sixteen trains an hour stop on seven tracks and three platforms, including four HSL shuttles. The bus terminal offers bays for twenty buses.

On Saturday 23 July 2016, pre-sales for 74 owner-occupied apartments in Kanaleneiland Noord Noord (KENN) started at restaurant KANTIEN at the Ravellaan 96 in Utrecht . The apartments are part of an existing apartment building which has been thoroughly renovated. The unique thing is that buyers can choose from 3 purchasing options: carcase delivery, or homes with a basic package or an upgrade package. Prices range from 88,000 to 163,250 Euros d.i.h.

Hurks starts constructing rental and owner-occupied homes at Rosmolen residential area in Tilburg

Hurks has started to construct 56 social rental homes and 21 owner-occupied homes at the Rosmolen residential area in Tilburg. At the end of last year, Tilburg-based  housing association Tiwos  and Hurks signed a collaboration agreement for redevelopment of this Tilburg residential area. Hurks is developing and realising approximately half of the circa 150 new-build rental and owner-occupied homes to be built in Rosmolen 'new style'. This involves rental homes in the social sector and owner-occupied homes in an affordable price class up to circa 220.000 Euros d.i.h., all but one of which have been sold.

Start construction activities RIVM and CBG in Utrecht delayed

Construction activities for the new premises of RIVM en CBG will start at least 18 months later than planned. At this moment in time, the design for the new building does not comply with vibration-related requirements for laboratories. In the autumn of this year, more information will become available about measures the SHH consortium needs to take to resolve the issue.

Work starts on ultra-modern factory for Danone Nutricia in Cuijk

Date: 10.06.2016

Danone Nutricia Early Life Nutrition, which is the parent company of Nutricia, has decided to build new premises for the production of baby food at the Laarakker industrial site in Haps (municipality of Cuijk). Sneek-based Aannemingsmaatschappij Friso (which is part of Friso Bouwgroep) and ‘s-Hertogenbosch-based Hurks building are responsible for all construction work. Yesterday afternoon (9 June 2016), Danone Nutricia and Friso-Hurks officially started work on the new-build premises featuring 49,000 mgfa. The project, which represents an investment of 240 million Euros, is Danone’s largest ever investment in its European production capacity. The new factory will be operational at the end of 2017 and will produce baby food, like Nutrilon and Aptamil, for more than eighty countries.

Hurks responsible for new-build and renovation at Ikazia Hospital

The Ikazia Hospital is being renovated in order to continue meeting healthcare needs in the future, and to deal with new developments. Hurks has been contracted to renovate several outdated departments and to perform new-build activities. In total, it involves 3,400 m2 of renovation work and circa 7,400 m2 of new-build premises. This includes first demolishing part of the existing building and then erecting the new, larger building.

First energy-neutral residential tower block under construction in the Netherlands

On 13 April, former minister and current chairman of Bouwend Nederland, Maxime Verhagen, helped to erect the first façade element for the Netherlands' only energy-neutral residential tower block - @Home Amstelkwartier - at the Amstelkwartier in Amsterdam. The use of solar panels on such a residential tower block is unique, because they are partly placed on the façade. The development is an initiative by project developer Lingotto, Hurks real-estate development and APF International.

Construction breakthrough thanks to basic agreements BIM

Upon invitation from BuildingSMART, fourteen players in the construction sector have used their practical experience to establish basic agreements about the supply of information and the structure of information models. The Dutch construction sector can quickly benefit from BIM by making sure everyone is on the same page. The aim of these well-supported basic agreements is to efficiently and effectively exchange consistent and reliable information within the supply chain. It is not a new initiative, but a collective confirmation of existing agreements. The initiators have invited all parties in the Dutch construction sector to take part.

Hurks & Van Wijnen consortium develops and constructs De Lorentz in Leiden

The Municipality of Leiden recently published its zoning plan for ‘De Lorentz’, which is the first new-build project in the complete redevelopment of the station area in Leiden. It is a multi-functional building which Hurks is developing and constructing together with Van Wijnen. This 50,000 mcomplex, which is located opposite the station, features ample space for retail outlets, offices and rental apartments. The development is being acquired by Syntrus Achmea Real Estate and Finance (SAREF) as part of a turnkey agreement.

First shovel in the ground for ‘Gershwin Brothers’

On 10 March 2016, the first shovel went into the ground for the ‘Gershwin Brothers’ project at the Zuidas in Amsterdam. Hurks renovates Maternity Centre at Elkerliek Hospital

Prefab student accommodation TU/e nearing its summit

Sooner than expected, the final touches will be made to the top storey (the fourteenth layer) of the student accommodation at the TU/e campus in Eindhoven, which has been fully constructed using prefab elements. The summit is expected to be reached at the end of this month. The residential tower block has been developed and realised for housing association Woonbedrijf.

Tiwos and Hurks sign collaboration agreement for Rosmolen in Tilburg

Tilburg-based housing association Tiwos and Hurks recently signed a collaboration agreement for structuring the Rosmolen residential area in Tilburg. This will involve developing and realising 56 social rental homes and 21 owner-occupied homes, which is approximately half of the circa 150 new-build rental and owner-occupied homes to be built in Rosmolen. To make way for the newly-styled Rosmolen, 230 social homes belonging to housing associations Tiwos and WonenBreburg had already been demolished.

Hurks first Dutch façade constructor with English Q-mark certification

Because Hurks façade technology is very active in the English market, the façade constructor decided to apply for Q-mark certification two months ago, which focuses on producing and supplying burglar-resistant framework in accordance with the PAS24 norm, and is needed under English SBD requirements (Secure By Design). Now that testing has taken place; the audit has been successfully completed and the final documents have been submitted, Hurks façade technology can proudly claim to be the first façade constructor in the Netherlands to earn Q-mark certification.

Bouwinvest, Hurks and Van Wijnen establish agreement for 123 homes in Zijdebalen

Bouwinvest has, on behalf of the Bouwinvest Residential Fund, signed a purchase agreement with Hurks and Van Wijnen to acquire 123 open sector rental homes in phases 3 and 4 of the Zijdebalen project in Utrecht. Bouwinvest had already purchased 177 open sector homes in the same project last year. This means the specialised real-estate asset manager has acquired 300 of the almost 500 homes in Zijdebalen.

This week saw three new supervisory directors being appointed at Hurks - Mr Geert Hurks (51), Mrs Gianne Hurks (53) and Mr Louis Deterink (66). Mr Geert Hurks (51) had been chairman of the Board of Directors at the Hurks group since 2000. Mrs Gianne Hurks (53) is director at Hurks Investments; an investment company belonging to the Hurks family, which invests in real estate, participating interests and assets. Both are also shareholders and will offer their knowledge, experience and network via the board, while retaining Hurks' family-oriented characteristics.

Hurks signs letter of intent for new area development projects in London

Today saw Hurks CEO and Chairman of the Board William Bontes and COO Paul Born join forces with CEO Sean Mulryan and Managing Director John Mulryan of Irish real estate investment firm and developer Ballymore to sign a letter of intent for the production and supply of complete prefab concrete buildings for the London City Island (LCI), Royal Wharf, Leamouth South and Brentford developments. This pertains to a far-reaching collaboration on four large-scale development projects, comprising houses, promenades, hotel and catering establishments, shops and greenery only a stone's throw from London's commercial heart.

Reinier de Graaf Hospital opens with confetti and a bang

The new Reinier de Graaf Hospital in Delft was officially opened on 12 November 2015. It is one of the most innovative hospitals in the Netherlands. The opening took place in celebratory mood, under the watchful eye of many employees, doctors, clients, partners and suppliers. After all, this was a major achievement. The client and construction consortium managed to successfully complete this unique project only 28 months after the first shovel went into the ground. And 'affinity' was a major theme. Mainly between patients and care providers, but also between all parties that participated in the new-build project. This affinity could also be sensed during the opening event.

Highest BREEAM certificate (outstanding) for RIVM/CBG

A Public Private Partnership (PPP) has now, for the very first time, earned the highest possible BREEAM sustainability certificate (Outstanding) for a building in theNetherlands. The certificate was earned for designing the future premises of the National Institute for Public Health and the Environment (RIVM) and the Committee for the Safety of Medicines (CBG). The project is being managed by the Strukton, Hurks and Heijmans consortium and is being built at theUtrechtSciencePark. Construction activities will start this year and handover will take place in 2018.

Lingotto, Hurks and APF construct energy-neutral tower block

Construction activities for @Home Amstelkwartier will start at the end of October. This is a 73 metre-high energy-neutral residential tower block featuring 160 rental apartments near the River Amstel in Amsterdam. The parties responsible for developing this tower block are Lingotto, APF International and Hurks real-estate development. In October 2013, the special concept designed by these parties won a the tender issued by the Municipality of Amsterdam: to realise the first energy-neutral residential tower block in the Netherlands. Hurks building is responsible for realising the project and, a year and a half later, will hand over the completed building to Amvest Investment Management as part of the Amvest Residential Core Fund. Most apartments are located in Amsterdam's middle segment, where demand is very high.

Hurks reopens Tilburg-based prefab concrete factory

Due to the success of our activities in England, and in order to meet demand from the English, Belgian, French and Dutch markets, Hurks is reopening the concrete factory located on the Ledeboerstraat in Tilburg. This production location will be fully designed in the most efficient manner possible. The concrete factory will offer a great opportunity to circa fifty new employees. The aim is to pour the first concrete component in January 2016.

Hurks and Van Wijnen celebrate start of first phase Zijdebalen

 Hurks, Van Wijnen, the Municipality of Utrecht and Bouwinvest are today celebrating the official start of construction activities at the new Zijdebalen residential area together with their clients and future residents. The groundbreaking ceremony is the perfect way to crown this successful partnership. In 2014, Hurks and Van Wijnen jointly purchased this troubled inner-urban project and helped to get it back on its feet. In total, Zijdebalen features almost 500 homes. Construction activities for the first phase have now started. Phase 1 features two residential blocks with 235 homes and two underground storage garages with 206 parking places. Due to successful sales in phase 1, phase 2 will now be developed sooner than planned.

Geert Hurks steps down as chairman Board of Directors at Hurks group

Centrum Waddinxveen is the first retail development to be awarded the 4-star BREEAM-NL handover certificate

On the 8th of September last, a.s.r. vastgoed ontwikkeling was handed a BREEAM NL 4-start handover certificate for Centrum Waddinxveen by Esther Ruijgvoorn, BREEAM Assessor of MAT25. This means Centrum Waddinxveen is the first retail development to achieve an ‘Excellent’ score for the handover certificate. The certificate will also be awarded to building consortium Hurks-Slokker, thermal energy provider Unica and owner Altera Vastgoed.

Hurks builds new wing and restores Shell head office

After completing the engineering phase, work has now started on the execution phase for the new L-Oost laboratory wing at the Shell Technology Centre Amsterdam (STCA) in Amsterdam-Noord. Hurks, which specialises in innovation centres and laboratories, is performing this Design & Build assignment while paying close attention to Shell's principles of Health, Safety, Security & Environment. Hurks was also responsible for completing all preparatory activities. This assignment involved carefully separating the retained section from the to-be-demolished L-Oost building. In the meantime, Hurks has also been awarded a contract for phased façade and roof restoration at the head office in The Hague - this is the third consecutive assignment for Shell.

Hurks once again receives large prefab assignments at top London locations

Utrecht University offers land for new-build RIVM and CBG

On 16 July 2015, Utrecht University leased land to the Central Government Real Estate Agency for the new premises of the National Institute for Public Health and the Environment (RIVM) and the Committee for the Safety of Medicines (CBG). Now that land is available at Utrecht Science Park De Uithof, the Strukton-Hurks-Heijmans consortium can make the required preparations so construction work can start in the autumn of 2015.

Hurks hands over last Groeseind home

On 13 July 2015, Hurks handed over the last home in the innovative ‘Groeseind’ residential area in Tilburg. This marked the end of a large-scale restructuring programme which Hurks had carried out in collaboration with housing associations Tiwos and Wonen Breburg, Janssen de Jong, as well as the municipality of Tilburg. Groeseind has been transformed from a neighbourhood with old social housing into a desirable residential area with a mix of owner-occupied and rental houses.

Hurks building Eindhoven celebrates reaching summit Tilburg Bastion Hotel

Even though the summit was actually reached on 15 April 2015, the first suitable opportunity to celebrate only arrived on 20 May. A flag was planted on the roof of the seventh storey, where an appreciative speech was also given by the owner of the Bastion hotel. The speech primarily praised the speed with which work was carried out, the quality of the work and the effective coordination. It was a major boost for the team and offered great promise for the future.

Incidents drive Hurks’ 2014 results into the red

In 2014 the Hurks group generated consolidated operating revenues of € 243 million. The operating result shows a loss that is entirely due to a significant financial setback on the Public Transport Terminal project in Breda. Without this setback, the group achieved a break-even operating result in 2014, which, given the difficult market conditions, is considered satisfactory. With the setback and the revaluation of the Hurks’ strategic interest in Ballast Nedam N.V., the group ended 2014 with a net loss of € 21.4 million. Hurks anticipates a positive operational result in 2015. This expectation is partly based on the company's well-filled order book (€ 276 million). With a solvency ratio of 34.6%, the group's capital position remains strong.

Hurks and Trudo intensify partnership

Hurks-Imtech to build new Cosun Food Technology Centre

The Hurks-Imtech consortium has procured the Design, Build & Maintain assignment for Royal Cosun's new Food Technology Centre in Dinteloord. The contract is worth over 15 million euros in engineering and construction activities, including maintenance over a 15-year period. Work on the preliminary design and accompanying engineering has already started. Construction activities will start in June 2015 and the project will be completed in April 2016. Hurks will act as the coordinator for the Hurks–Imtech consortium. Ector Hoogstad Architecten was responsible for the winning design.

Bouwinvest to buy 177 apartments in Utrecht’s Zijdebalen development from Hurks and Van Wijnen

Bouwinvest Dutch Institutional Residential Fund, the largest investor in residential properties in the Netherlands on an unleveraged basis, has agreed to acquire 177 apartments to be built from the first half of 2015 in the Zijdebalen development in Utrecht for an undisclosed amount. Bouwinvest signed the agreement with real estate developers Hurks and Van Wijnen Project Development at the international real estate fair EXPO Real in Munich today.

The Central Government Real Estate Agency and the StruktonHurksHeijmans consortium announce that they have reached Financial Close on the PPP project for new housing of the Netherlands National Institute for Public Health and the Environment (RIVM) and the Dutch Medicines Evaluation Board (MEB) at the Utrecht Science Park. The contract for this project, signed on 17 July 2014, comprises the new development of flexible, sustainable and energy-efficient headquarters for two Dutch knowledge institutes: the RIVM and the MEB, which belong to the Ministry of Health, Welfare and Sport (VWS).

Central Government Real Estate Agency and StruktonHurksHeijmans sign PPP contract for new premises for RIVM and MEB

The Central Government Real Estate Agency has commissioned the StruktonHurksHeijmans group to carry out a PPP project for the construction of new premises for RIVM and MEB. The parties signed the contract for this project on 17 July 2014. The commission entails designing, building, financing, maintaining and operating the new building at Utrecht Science Park/De Uithof. The DBFMO contract will run for a period of 25 years and has a net present value of almost 267 million euros. Strukton and Heijmans both have a 37.5% share in the project, while Hurks has a 25% share.

Hurks-Adriaans, Lidl and Woonpartners-Volksbelang sign agreements for Winkelplein in Helmond

In May 2014, development consortium Helmond Binnenstad (Hurks real-estate development & Adriaans Bouwgroep) agreed a deal to sell circa 2,000 m2 of shopping space as part of the Winkelplein-Zuid project, which is located on the characteristic Heistraat in Helmond. Lidl has acquired this space and intends to open a supermarket on the ground floor. Hurks-Adriaans also signed an agreement to sell 18 rented apartments to Stichting Woonpartners and housing corporation Volksbelang. The shopping space and apartments will be delivered in turnkey format by the end of 2014 and mid-2015 respectively.

Hurks and Pecu Beleggingsmaatschappij sign agreement for Aan de Kei project in Valkenburg

On Wednesday 28 May 2014, Hurks real-estate development agreed to sell 5,100 m2 of retail space and twenty apartments in the ‘Aan de Kei’ project in Valkenburg. The buyer was Pecu Beleggingsmaatschappij, which now owns the whole shopping centre and 20 of the 53 apartments. Hurks will be responsible for leasing the shops and Pecu will rent apartments to the general public. The shopping area and residential properties will be delivered as turnkey solutions.

New TU Delft building for Applied Sciences

Construction will start at TU Delft this year of a state-of-the-art building for the Faculty of Applied Sciences, where research and teaching in the fields of Chemical Technology, Biotechnology and Bionanotechnology will have the use of high-tech laboratories, lecture rooms and offices. TU Delft, the building consortium Hurks-Kuijpers/ULC and Waldner (lab furniture) today signed the necessary contracts for the construction of the new building for the Faculty of Applied Sciences. Pile driving is expected to begin in June 2014.

Hurks and Van Wijnen acquire Zijdebalen project in Utrecht from Propertize

Property finance firm Propertize, acting on behalf of V.O.F. Madevin Zijdebalen, has sold the Zijdebalen project in Utrecht to a consortium formed by Hurks real-estate development and property development company Van Wijnen Projectontwikkeling West. Hurks and Van Wijnen are delighted with the acquisition, which will give the further development and execution of the project a new impulse. The first phase of construction is expected to start at the beginning of 2015.

Hurks’ results for 2013

Increase in revenues, operating result doubled, strong shareholder equity despite write-down

Hurks Group generated consolidated revenues of € 304 million in 2013. This represents an increase of over 13% in relation to 2012. The operating result amounted to € 7.4 million. Total production amounted to € 362 million. With reorganisation costs, write-off on land and development positions and the sale of Delta Nederland, the net result of the Hurks companies amounted to € 1.6 million. The total net result of the Hurks Group amounted to - € 14.9 million. This was due to the revaluation of Hurks’ strategic interest in Ballast Nedam N.V.  At the end of 2013 shareholder equity amounted to almost € 58 million. This makes for a strong solvency ratio of 40.8%.

Metaforum wins Gulden Feniks 2013

On 4 June, on the NRP Plein at PROVADA, the Gulden Feniks (Golden Phoenix) 2013 was awarded to three projects in the categories Area Transformation, Renovation and Transformation. In the Transformation category, the prize went to Metaforum in Eindhoven, which was transformed by Hurks. In judging the projects, the jury employed the following criteria: sustainability, sublimation, economy, innovation and social added value. The prizes were presented to the various project teams by TV presenter Tarik Yousif. The Gulden Feniks is the only prize exclusively reserved for the existing built environment.

Opening Bernhoven Hospital

On 2 April 2013, Bernhoven Hospital will be officially opened. The new hospital was delivered by the Bernhoven Building Consortium, consisting of Kuijpers and Hurks, at the end of November 2012. Building started on 23 August 2010. This new, modern hospital has a surface area of 55,000 m² and accommodates 380 beds and eight operating theatres.

Hurks wins Global BIM Awards 2012

Hurks delphi engineering and Hurks precast concrete were winners in the Global BIM Awards 2012 (concrete category) after submitting the De Uithof project. The international jury of leading BIM experts was impressed with the complex model in which everything was replicated down to the smallest detail. The design has almost no square surfaces, which meant a major challenge for the modellers.
